Place Study
A place study is the studio’s main commission: we walk a defined piece of Bangkok ground, assemble the records you already hold, and draw what those two sources can honestly say together. The result is a set of plates and a written finding meant for a real decision — an extension, a purchase, a conversation with a neighbor, a meeting at the district office — not a general portrait of the city.

Who it is for
The usual client is a household, a small landholder, an architect preparing a first conversation, or a community group that needs one place explained before money or argument moves. You do not need to arrive with measurements. You do need a question and a boundary: which lot, which soi segment, which khlong edge, and what you are trying to decide.
Arun Charoen leads the drawing. Malee Srisuk walks the banks and sois and keeps the weather notes. Both names appear on the finding.
Included
- An introductory meeting at the studio or on the site
- Two site walks, one of them after rain when the season allows
- A reading of records you choose to share, plus publicly posted district maps
- A base sheet of the site and its immediate edges
- Three thematic plates agreed at the start, commonly parcels and access, water and the khlong edge, and ground levels
- A written finding of about eight to fourteen pages
- One revision round on the plates and the finding
- A closing meeting and handover of printed sheets plus a digital copy of those same sheets
Outside this commission
- A licensed boundary survey or any certificate for the land office
- Architectural or engineering drawings used for construction
- Laboratory soil tests
- Watching the site through later seasons after handover
- Sites outside Greater Bangkok, unless a separate travel estimate is agreed first

The question, in writing
You send the place, the decision the sheets must serve, and any deed copies or old plans you are willing to share. We reply with a scope note and a fee before any walk is booked.

Records, then the first walk
The base sheet begins from what you already have. The first walk checks edges, access, visible water, and neighboring uses against that sheet. Differences are marked in the field book, not smoothed away.

Second walk and the themes
If a water or access question is still open, Malee returns. The three thematic plates are drawn from the base sheet so they can be laid on top of one another and compared.

Finding, revision, handover
The finding states what the plates support and where they stop. You have one revision round. Printed sheets leave the studio only after the remaining fee is received, and we sit with you to read them page by page.
Before we begin
Bring the question in one or two sentences, the rough extent of the ground, and copies of any title documents or older plans you want considered. If a neighbor’s land matters to the question, say so at the start so the walk does not stray into ground we have no leave to enter.
Limits
A standard place study covers a single lot or a short soi segment up to about five rai. Areas beyond about thirty rai, or questions that are really a request for a legal boundary, are discussed before a fee is named and may be declined.
The studio will not take a commission whose purpose is to hide a dispute from the other party. The client and the question are named in the agreement.
The fee
The starting figure of 86,000 THB covers the standard set: two walks, a base sheet, three plates, the finding, and one revision, inside Greater Bangkok. Extra themes, a larger extent, difficult access, or days that must wait on a specific tide or pump schedule are priced in the written estimate.
Half the fee is asked before the first walk. The remainder is asked before the printed sheets are released. Nothing is paid through this website.
