A fee follows the ground, not a menu of ranks
Every commission has a starting figure. The estimate you actually receive names the site, the number of plates, the visits, and anything we are unwilling to draw. Payment is arranged by transfer with the studio. This website only explains the basis.

A worked example
A household in Tha Raeng asked about a kitchen on a lot of a little under two rai, one edge on a khlong, records consisting of a deed copy and a faded sketch from the 1990s. That sits inside a standard place study: two walks, base sheet, three plates (access, water band, ground levels), finding, one revision. The estimate was the starting 86,000 THB. It would have risen if they had needed a fourth plate for an old orchard wall, or if the second walk had to wait on a pump schedule we do not control.
The same kitchen question, if they had already possessed a recent survey they trusted and only wanted the water band drawn, would have been quoted as a canal reading or even a single plate — not forced up to the place-study figure to make the paperwork look consistent.
When the fee is asked
For a place study, a canal reading, or a parcel comparison, half is requested before the first visit and the remainder before printed sheets are released. A map plate is requested in full before drawing begins, because the work is desk-bound and short. Deposits, cancellations, and work already started are set out in the refund note.
Travel inside Greater Bangkok is inside the starting figures. Travel beyond that, extra revision rounds, and translation of the finding into another language are written as separate lines or declined. We do not quote a property value, and we do not discount a fee for permission to show your sheet in the map room. If a sheet is shown, identifying details are removed unless you ask to be named.
What an estimate will always state
- The geographic extent and the decision the sheets must serve
- How many visits, and whether one of them depends on weather
- Which records we have seen and which we still need
- The subjects of each plate
- What is deliberately left to a surveyor, architect, or the land office
